Multifamily is a business inspection, not a house tour

With a single-family flip you inspect a house. With occupied multifamily you inspect a business: the roof and systems, yes — but also the rent roll versus market, the condition tenants are actually living in, deferred maintenance multiplied by unit count, and how the current owner has been operating. The property always tells on its management within the first three doors.

The Section 8 truth, from someone who works with it

Housing-choice-voucher tenants mean a guaranteed government rent portion and annual HUD inspections that keep standards honest. They also mean process: paperwork, inspection scheduling, and repair standards that punish sloppy landlords. Some of the best small landlords in Jacksonville build their whole model around the program; others burn out on the process. The difference is rarely the tenants — it is the landlord's systems.

What kills small multifamily deals

Three things, over and over: roofs (one roof over four units fails like one roof), under-market rents that are politically hard to raise on inherited tenants, and Florida insurance — older multifamily with dated roofs and panels is exactly what carriers are running from. Price all three before you fall in love with the gross rent number.
