Walking a Jacksonville Rental for a Client: What I Look For & How to Add Value

This walkthrough is one of three candidate properties I walked for the same client's rental search. The discipline that separates investing from impulse-buying. Watching them back to back is exactly how my client compares deals, and this video shows the lens I use on every one.

The walkthrough checklist

Same order, every house: roof and exterior first (the expensive surprises), then systems. AC, panel, water heater, plumbing era. Then the rent-ready question: what stands between today and a signed Florida lease? Paint and flooring are cheap and fast. Foundation movement, roof sections near end-of-life, and anything that scares an insurance underwriter are a different conversation entirely. Especially in today's Florida insurance market, where an uninsurable rental is an unrentable rental.

Where the value-adds hide

Almost every Jacksonville rental I walk has two or three cheap upgrades that raise rent or cut vacancy: a sagging fence whose repair instantly upgrades the backyard for pet owners (a huge slice of Jacksonville renters), dated light fixtures that photograph badly online, missing curb appeal that costs a weekend, or a third “bonus” space that, presented right, becomes an office in the listing. You are not renovating. You are removing the reasons a good tenant scrolls past.

Why three houses beat one

Walking multiple candidates kills the most expensive emotion in real estate: attachment. When you have three honest reports side by side, the numbers pick the house. When you have one house and a dream, the dream picks the numbers. My client gets the boring version. And the better portfolio.
